Four bdrm house with a 5x6 bathroom.Want to covert 1 bdrm to large bathroom. Good idea for resale? - resale for a house with no bathroom on main floor

I want to be one of the 4 rooms in a large bathroom with bathtub. Kitchens and bathrooms sell homes. Small baths are difficult to handle and maybe some people to buy if you have problems that prevent mobility. Yes, you will not lose much value from four bedrooms and three bathrooms are small and not big sellers. Add bathroom is year of very expensive, cost wise, the largest room could be better.
